Job Description
Join the leadership team of a global real estate organization and lead Corporate Real Estate Services across the Middle East & Africa (ME&A, today composed of Egypt, Morocco, Saudi Arabia, South Africa, Tunisia, Turkey, UAE) a fast‑growing and newly structured region with a strong mandate for expansion and value creation.
This is a high‑impact executive role, covering the full real estate lifecycle, site acquisition, leasing, greenfield construction, project delivery, facilities operations and portfolio optimization while supporting the Group’s growth strategy, including the integration of WNS into Capgemini.
KEY RESPONSIBILITIES:
- Portfolio Leadership: Optimize the ME&A portfolio, define market‑specific growth strategies, and lead scenario planning using regional occupancy, demand, and economic insights.
- Acquisitions & Leasing: Lead end‑to‑end site acquisitions across free‑zone and onshore jurisdictions, drive complex lease negotiations in both high‑cost and landlord‑driven markets, and manage greenfield development, disposals, subleasing, and portfolio optimization.
- Project Delivery: Oversee capital projects across varying local codes and permitting regimes (UAE Civil Defense, Saudi MOMRAH, Turkey seismic standards), ensuring consistent delivery of fit‑outs, refurbishments, and greenfield builds, while implementing regional PMO governance, standardized RFPs, and cost benchmarking.
- Compliance & Risk: Ensure full compliance with ME&A regulatory, governance, and ethical standards across all markets
- Financial Oversight: Manage CRES financial planning and cost optimization, using NPV/IRR modeling and cost‑to‑serve analysis to support key decisions.
- Health, Safety & Security: Champion HSE standards across all ME&A sites
- Leadership & Stakeholder Management: Lead and develop 20+ high‑performing ME&A CRES team members while serving as a trusted partner to senior leaders, Group functions, and key external stakeholders.
- Sustainability: Drive environmentally responsible and energy efficient operations
Required Skills:
- Education: Bachelor’s degree in real estate, Engineering, Finance, Business or related field; MBA preferred
- Experience: 10+ years in real estate or business, 5+ years leading regional, multi‑country teams
- Regional Expertise: Proven track record operating in Middle East & Africa commercial real estate markets.
- Core Skills: Expertise in commercial leasing and property development, greenfield construction, real estate regulations, and complex project delivery, as well as financial modeling and investment
- Leadership & Values: High ethical standards, rigor and integrity, strong executive presence, and excellent communication skills
- Mobility: Willingness to travel across the Middle East & Africa region (50% the first year, then 20%)
- Languages: Fluency in Arabic and English (professional level)
